Conditions or Reasons: | 1)
The development hereby approved shall be commenced within five years of the date of this permission.
Reason: To comply with Section 91 of the Town and Country Planning Act 1990 which is designed to ensure that a planning permission does not continue in existence indefinitely if the development to which it relates is not carried out. |

A sample of the brick and confirmation of the bond to be used in the construction of the wall between Glebe House and the proposed outbuilding shall be submitted to and approved in writing by the Local Planning Authority prior to the commencement of that part of the development hereby approved. Only the approved bricks shall be used.
Reason: To safeguard the character, appearance, integrity and setting of this important Grade II listed building. |
3)
A sample of all external materials, including brick type, brick bond and roof material for the construction of the outbuilding shall be submitted to and approved in writing by the Local Planning Authority prior to the commencement of that part of the development hereby approved. Only the approved materials shall be used.
Reason: To safeguard the character, appearance, integrity and setting of this important Grade II listed building. |

Al external joinery finishes for the outbuilding, glazed link and swimming pool shall be submitted to and approved in writing by the local Planning Authority prior to the commencement of that part of the development hereby approved. Only the approved details shall be implemented.
Reason: To safeguard the character, appearance, integrity and setting of this important Grade II listed building. |

The permission shall extend only to the application as amended by letter and plans received on the 17.09.01 and 18.02.02.
Reason: For the avoidance of doubt and to ensure that the development is implemented in accordance with the plans formally approved by the Local Planning Authority. |

Details of the bond and mortar mix to be used in the construction of new boundary walls shall be submitted to and approved in writing by the Local Planning Authority prior to the commencement of that part of the development hereby approved. The development shall accord with the approved details.
Reason: To safeguard the character, appearance, integrity and setting of this important Grade II listed building. |

Notwithstanding approved drawing SGIJ106, details of all new boundary treatments shall be submitted to and approved in writing by the Local Planning Authority prior to the commencement of that part of the development hereby approved and shall include:
i) an elevation drawing showing the full extent of boundary wall from the house running in a southerly direction for approximately 50 metres, clearly indicating repaired and rebuilt sections of wall, and
ii) details of the boundaries forming the south and east sides of the proposed herb garden.
Reason: To safeguard the character, appearance, integrity and setting of this important Grade II listed building. |

Details of special foundations to be used in the construction of new works shall be submitted to and approved in writing by the Local Planning Authority prior to the commencement of the development hereby permitted. Only the approved foundations shall be constructed.
Reason: To safeguard existing trees at the site. |
9)
A no dig method of construction shall be used for the new access hereby approved. This type of construction should be carried out for at least 15m from the edge of Warden Road carriageway.
Reason: To minimise damage to the roots of neighbouring trees, in particular two fastigiate Oak trees. |
10)
The proposed vehicular access shall be surfaced in tarmacadam or other similar durable material as may be approved in writing by the Local Planning Authority for a distance of 6m into the site, measured from the highway boundary, before the premises are occupied. Arrangements shall be made for surface water drainage form the site to be intercepted and disposed of separately so that it does not discharge into the highway.
Reason: To avoid the carriage of mud or other extraneous material or surface water from the site into the highway so as to safeguard the interest of highway safety. |

Any gates provided shall open away from the highway and be set back a distance of at least 5.0m (domestic)/8.0m (agricultural) from the nearside edge of the carriageway of the adjoining highway.
Reason: To enable vehicles to draw off the highway before the gates are opened. |
12)
Before the premises are occupied any existing access within the frontage of the land to be developed, not incorporated in the access hereby approved shall be closed in a manner to the Local Planning Authority's written approval.
Reason: In the interests of road safety and to reduce the number of points at which traffic will enter and leave the public highway. |
13)
Visibility splays shall be provided at the junction of the access with the public highway before the development is brought into use. The minimum dimensions to provide the required splay lines shall be 2.4m measured along the centre line of the proposed access from its junction with the channel of the public highway and 120m measured from the centre line of the proposed access along the line of the channel of the public highway. The required vision splays shall, on land in the applicant's control, be kept free of any obstruction exceeding a height of 1.05m.
Reason: To provide adequate visibility between the existing highway and the proposed access and to make the access safe and convenient for the traffic which is likely to use it. |
14)
Details of a new hedgerow to be planted behind the visibility splays shall be submitted to and approved in writing by the Local Planning Authority prior to commencement of the development hereby permitted. The hedgerow shall include native species and continue the attractive hedgeline along the road. It shall be planted in the first available planting season following commencement of development and thereafter the planting shall be adequately maintained for a period of five years from the date of planting. Any of the shrubs which die or are removed or which become severely damaged or seriously diseased (during the said period of five years) shall be replaced with trees or shrubs or both, as the case may be, of similar size and species to those originally required to be planted and the same shall be maintained until properly established.
