Conditions or Reasons:
1) The proposed development would involve the loss of a significant area of grassed open space to the north-west of number 11 Parkway, which currently performs an important visual amenity function. The proposal would accordingly be detrimental to the established character of the area and would appear unduly prominent within the street scene. The proposal is therefore contrary to Policy 10 of the Bedfordshire Structure Plan 2011 and Policy BE8 of the South Bedfordshire Local Plan Review.
