Conditions or Reasons:
1) The proposed development would, because of its siting and unsympathetic design, have an adverse affect upon the setting and character of the adjacent Conservation Area and would be out of character with other properties in the locality and be harmful to the street scene generally. The proposal is therefore contrary to the principles of good design as set out in Policies 10 and 13 of the Bedfordshire Structure Plan 2011, Policies BE4, BE5 and BE8 of the South Bedfordshire Local Plan Review.
