Conditions or Reasons for Planning Application - SB/05/00346
Conditions or Reasons:
1) The development shall begin not later than five years from the date of this permission.
REASON: To comply with Section 91 of the Town and Country Planning Act 1990.
2) Before development begins and notwithstanding the details submitted with the application, details of the materials to be used for the external walls and roofs of the proposed building/s shall be submitted to and approved in writing by the District Planning Authority.
REASON: To control the appearance of the building/s.
(Policies 10, B.S.P.; BE8 & H8, S.B.L.P.R).
3) The building hereby permitted shall only be used for purposes incidental to the use of the dwelling for residential purposes and no trade or business shall be carried out therefrom.
REASON: To prevent the introduction of any commercial use.
(Policy BE8, S.B.L.P.R).
4) Before development begins and notwithstanding the details submitted with the application, a method statement will be provided that describes the precautions to be undertaken to prevent damage to the branches and root system of adjacent trees. The method statement is to be presented as a sequential series of operations to be carried out both prior to and during the course of development works.
REASON: To protect ensure the protection of the surrounding trees.

5) This permission relates only to the details shown on Drawing No. 0524/01 received 04/04/05 and the Block Plan received 13/04/05 or to any subsequent appropriately endorsed revised plan.
REASON: To identify the approved plan/s and to avoid doubt.
