Conditions or Reasons for Planning Application - SB/05/00431
Conditions or Reasons:
1) The development shall begin not later than five years from the date of this permission.
REASON: To comply with Section 91 of the Town and Country Planning Act 1990.
2) Before development begins and notwithstanding the details submitted with the application, details of the materials for the external walls of the building shall be submitted to and approved in writing by the District Planning Authority.
REASON: To control the appearance of the building/s.
(Policies 10, B.S.P.; BE8 & H8, S.B.L.P.R).
3) Before development begins, a scheme for the parking of vehicles on the site shall be submitted to and approved in writing by the District Planning Authority. The scheme shall comply with the standards of the District Planning Authority and shall be fully implemented before the development is first occupied or brought into use and thereafter retained for this purpose.
REASON: To ensure provision for car parking clear of the highway.
(Policies 42, B.S.P & T10, S.B.L.P.R).
4) The development shall not be brought into use until a turning space for vehicles has been provided and marked out. The turning area shall thereafter be retained for this purpose within the curtilage of the site in a manner to be approved in writing by the District Planning Authority.
REASON: To enable vehicles to draw off, park and turn outside of the highway limits thereby avoiding the reversing of vehicles on to the highway.

5) No goods, waste, materials or equipment shall be deposited or stored on the site in the open other than on any area/s defined for those purposes and shown on the approved plan.
REASON: To protect the amenities of the area and to ensure that vehicle parking, servicing and unloading areas are available for those purposes at all times.
(Policy BE8 S.B.L.P.R).
6) Notwithstanding the provisions of part 3 of the Town and Country Planning (General Permitted Development) Order 1995 (or any order revoking and re-enacting that order with or without modification), the premises shall only be used for the purposes described in the application and for no other purpose without the prior express permission of the District Planning Authority.
REASON: To enable the District Planning Authority to exercise control over the future use of the building having regard to the location of the site within a Main Employment Area (Policy E1. S.B.L.P.R).
7) All plant, machinery and equipment (including refrigeration and air conditioning systems) to be used by reason of this permission shall be so installed, maintained and operated as to prevent the transmission of noise and vibration into any neighbouring premises.
REASON: To prevent nuisance from noise and vibration and to safeguard the amenities of the area.
(Policy BE8 S.B.L.P.R).
8) This permission relates only to the details shown on the Site Location Plan received 20/4/2005 and Elevational Details received 3/5/2005 or to any subsequent appropriately endorsed revised plan.
REASON: To identify the approved plan/s and to avoid doubt.
