Conditions or Reasons for Planning Application - SB/05/00448
Conditions or Reasons:
1) The proposed development, by reason of its size and bulk and unsympathetic design, would appear cramped on its plot and create an unacceptable assertive development to the detriment of the visual amenity of the street scene and the established character of the locality. The proposal would, therefore, be contrary to Policy 10 of the Bedfordshire Structure Plan 2011 and Policies H2 and BE8 of the South Bedfordshire Local Plan Review.
2) The proposed dormer windows serving the second floor accommodation and rear facing balcony would, by reason of their size, siting and relationship with adjacent residential properties, result in the potential for overlooking of those properties and consequent loss of privacy which would be detrimental to the reasonable enjoyment of the occupiers of those properties. Accordingly, the proposal is contrary to Policy 10 of the Bedfordshire Structure Plan 2011 and Policy BE8 of the South Bedfordshire Local Plan Review.
