Conditions or Reasons for Planning Application - SB/05/00464
Conditions or Reasons:
1) The proposed pitched roof to the existing single storey flat roof side extension would, because of its size, bulk, and siting, have an unduly overbearing impact on the adjacent property, number 188 Heath Road, detrimental to the residential amenity of the occupiers. The proposal is therefore contrary to the principle of good design as set out in Policy 10 of the Bedfordshire Structure Plan 2011 and to Policies BE8 and H8 of the South Bedfordshire Local Plan Review.
2) The proposed development would have a detrimental impact on a number of protected Scots Pine trees, detrimental to the visual amenity and character of the area and contrary to Policies 8 and 10 of the Bedfordshire Structure Plan 2011 and to Policies NE4 and BE8 of the South Bedfordshire Local Plan Review.
