Conditions or Reasons:
1) The proposal represents an unacceptable form of backland development, out of character with the area and involving the creation of access alongside the existing dwelling. This would result in the loss of amenity space by virtue of the presence of a new dwelling and associated access drive and parking area. The proposed development would have a detrimental effect on the amenity of the residents of number 26 Heath Road by reason of additional noise, nuisance and disturbance.

The proposal would, therefore, be contrary to Policy 10 of the Bedfordshire Structure Plan 2011 and Policies BE8, H2 and H6 of the South Bedfordshire Local Plan Review.
