Conditions or Reasons:
1) The application site is in a prominent corner position and is too restricted in size for the proposed development which would appear cramped in relation to adjoining buildings and out of character with the surrounding area. The proposal is therefore contrary to the principles of good design set out in Policy 10 of the Bedfordshire Structure Plan 2011 and Policy BE8 of the South Bedfordshire Local Plan Review.
