Conditions or Reasons for Planning Application - SB/05/00621/OUT
Conditions or Reasons:
1) The proposed dwellinghouse would result in an intensification of built development on the plot which currently makes a significant contribution towards the openness and semi-rural street scene of the designated Moor End Area of Special Character. It would result in a more urbanised form of built development within the street scene, harmful to its character and that of the locality. The proposal is therefore contrary to Policies 10 & 35 of the Bedfordshire Structure Plan 2011 and Policies BE6, BE8, H2 & H6 of the South Bedfordshire Local Plan Review.
2) The proposed development would lead to the loss of the open and planted frontage to Moor End such that it would have an adverse affect on both the character and setting of Willow Cottage which is a Grade II listed building. The proposal would therefore be contrary to Policies 13 & 14 of the Bedfordshire Structure Plan 2011 and Policy BE2 of the South Bedfordshire Local Plan Review.
