Conditions or Reasons for Planning Application - SB/05/00639
Conditions or Reasons:
1) The development shall begin not later than five years from the date of this permission.
REASON: To comply with Section 91 of the Town and Country Planning Act 1990.
2) Before development begins, samples of the materials to be used for the external walls and roof of the new building hereby permitted shall be submitted to and approved in writing by the District Planning Authority.
REASON: To control the appearance of the building.
(Policies 10, B.S.P.; BE8, S.B.L.P.R.).
3) Before development begins, the position of new building hereby permitted shall be pegged out on site and its position approved in writing by the District Planning Authority.
REASON: To enable consideration to be given to the precise layout of the development.
(Policies 10, B.S.P & BE8 S.B.L.P.R).
4) Notwithstanding the details submitted with the application the new building hereby permitted shall only be used for agricultural storage, that is, the storage of agricultural machinery and implements. No cars, vans or trucks, unconnected with the agricultural use of the land edged red and the land edged blue on the Site Location Plan shall be stored within the building.
REASON: To define the limits of this permission, for the avoidance of doubt and to ensure proper control over the development in the interests of the amenity of the locality that is within the Green Belt.

5) No process or operation shall be carried out within the new building hereby permitted which because of noise, vibration, smell, fumes, smoke, soot, ash, dust, grit or other form of pollution would be harmful to the amenities enjoyed by the occupants of the adjoining properties.
REASON: To protect the amenities of the surrounding area.
(Policy BE8 S.B.L.P.R).
6) No external lighting shall be installed without the prior written approval of the District Planning Authority.
REASON: To protect the amenity of neighbouring properties.
(Policy BE8, S.B.L.P.R).
7) This permission relates only to the details shown on the Site Location Plan received 16/06/05, Drawing No. BPM/CHC-1A received 21/07/05 and Drawing No. BPM/CHC-2A received 29/07/05 or to any subsequent appropriately endorsed revised plan. For the avoidance of doubt the height of the new building hereby permitted shall not exceed 3.81m.
REASON: To identify the approved plan/s and to avoid doubt.
