Conditions or Reasons:
1) The application site is too restricted in size for the proposed development which would appear cramped in relation to adjoining buildings and out of character with the surrounding area. The proposal is therefore contrary to the principles of good design set out in Policy 10 of the Bedfordshire Structure Plan 2011 and Policy BE8 of the South Bedfordshire Local Plan Review.
2) The proposed development would, because of its size, siting and unsympathetic / incongruous design, be out of character with the existing dwelling and other similar properties in the locality harmful to the visual amenities of the street scene and of nearby residents. The proposal is therefore contrary to Policy 10 of the Bedfordshire Structure Plan 2011 and Policies H8 and BE8 of the South Bedfordshire Local Plan Review.
3) The proposed development would, because of its size, bulk, siting and unsympathetic design, appear unduly obtrusive/ overbearing and/ or result in an unacceptable loss of light/ overshadowing of the adjoining property (ies). The proposal is therefore contrary to Policy H8 of the South Bedfordshire Local Plan Review.
4) The proposed development fails to make adequate provision for a safe and convenient driveway and if approved would result in obstruction on the public highway, which would create conditions of danger and inconvenience to users of the highway. The proposal is therefore contrary to Policy 42 of the Bedfordshire Structure Plan 2011 and Policy T1 of the South Bedfordshire Local Plan Review.
