Conditions or Reasons:
1) The proposed development would, because of its design, size and bulk, be out of character with the existing dwelling and other similar properties in the rural locality, the South Bedfordshire Green Belt, the Chilterns Area of Outstanding Natural Beauty and Area of Great Landscape Value. The proposal would detract from the character of the area, and is therefore contrary to the principles of good design as set out in Polies 6, 7, 10 and 24 of the Bedfordshire Structure Plan 2011 and Policies GB1, NE2, NE3, BE8 and H8 of the South Bedfordshire Local Plan Review.
2) The proposed additional first floor windows would, by reason of their size, siting and relation to the adjacent property number 27 Oakway result in the potential for overlooking of that property and consequent loss of privacy which would be detrimental to the reasonable enjoyment of the occupiers of that property. Accordingly, the proposal is contrary to Policy 10 of the Bedfordshire Structure Plan 2011 and Policies BE8 and H8 of the South Bedfordshire Local Plan Review.
