Conditions or Reasons for Planning Application - MB/02/00486/FULL
Conditions or Reasons:
1) The proposal as submitted is considered to represent a poorly designed form of development which by virtue of its scale, form, height and massing and use of materials is considered to have an adverse impact on the character and appearance of the Potton Conservation Area contrary to Policy BE1 and BE14 of the Mid Bedfordshire Local Plan and Policies HO5, CBE8, DPS5, DPS8 and DPS9 of the Deposit Draft Mid Bedfordshire Local Plan First Review.
2) The proposal provides inadequate space for the manoeuvring and turning of vehicles clear of the highway, which will result in vehicles needing to reverse from or onto the public highway to the detriment of highway safety.
3) The proposed dwelling will be likely to result in harm to the residential amenity of adjoining properties by virtue of the failure of the applicant to adequately demonstrate that the rooflights will not overlook adjoining properties contrary to Policy BE1 of the Mid Bedfordshire Local Plan and Policies DPS5 and H06 of the Deposit Draft Mid Bedfordshire Local Plan First Review.
4) The proposed dwelling by virtue of its size and positioning will result in an undesirable and cramped form of development, resulting in inadequate private amenity space for future residents and contrary to the character and appearance of the Potton Conservation Area and Policy BE1 of the Mid Bedfordshire Local Plan and Policy DPS5 of the Deposit Draft Mid Bedfordshire Local Plan First Review
