Conditions or Reasons:
1) The application site is in a prominent corner position and is too restricted in size for the proposed development which would appear cramped in relation to adjoining properties and out of character with other properties in the locality, harmful to the visual amenities of the street scene and of nearby residents. The proposal is therefore contrary to Policy 10 of the Bedfordshire Structure Plan 2011 and Policies H2, H6 and BE8 of the South Bedfordshire Local Plan Review.
