Conditions or Reasons for Planning Application - MB/02/00872/FULL
Conditions or Reasons:
1) The development hereby approved shall be commenced within five years of the date of this permission.

Reason: To comply with Section 91 of the Town and Country Planning Act 1990 which is designed to ensure that a planning permission does not continue in existence indefinitely if the development to which it relates is not carried out.
2) Notwithstanding the approved plans detailed elevation drawings at 1:100 scale of the proposed extension shall be submitted to and approved in writing prior to the commcencement of development. Thereafter the extension shall be completed in accordance with the details approved.

Reason: In order to secure plans of suficient quality to allow proper assessment of the likely impact on the special architectural and historic charactor of this statutorily listed building.
3) The proposed window in the south east elevation of the extension hereby approved shall be double casement in style, details of which shall be submitted to and approved in writing prior to the commencement of development.

Reason: To safeguard the special architectural and historical interest of this statutorily listed building in accordance with Policy CBE1 of the Mid Bedfordshire Local Plan First Review 1997 as proposed to be amended.
4) The new works shall be executed in bricks and tiles to match the existing lean-to extension, details of which shall be submitted to and approved in writing by the Local Planning Authority prior to the commencement of development. Thereafter development shall be completed in accordance with the approved details only.

Reason: To safeguard the special architectural and historic interest of this statutorily listed building in accordance with Policy BE6 of the Mid Bedfordshire Local Plan.
