Conditions or Reasons:
1) The proposed two-storey front extension, by reason of it's prominent siting, bulk and visual impact, would constitute an unacceptably assertive development in the street scene, which would be out of character with the vicinity. The proposal would detract from the character of the area, and is therefore contrary to the principles of good design as set out in Policy 10 of the Bedfordshire Structure Plan 2011 and Policies BE8 and H8 of the South Bedfordshire Local Plan Review.
