| Conditions or Reasons: | 1)
The development shall begin not later than five years from the date of this permission.
REASON: To comply with Section 91 of the Town and Country Planning Act 1990. |
2)
Before development begins, samples of the materials to be used for the external walls and roofs of all new buildings shall be submitted to and approved in writing by the District Planning Authority.
REASON: To control the appearance of the building/s.

Prior to any work commencing on site, a root protection zone of 8m shall be created around the Beech tree within the corner of the site . The root protection zone shall be fenced in accordance with details to be submitted to and approved in writing by the District Planning Authority and the required distance shall be measured from the trunk of the tree to the protective fencing. The fencing around the root protection zone shall be retained until the completion of the development.
REASON: In order to safeguard the protected tree during construction as recommended in British Standard BS 5837 1991 "Trees in Relation to Construction".

All trenches required in connection with the construction of sewers and any other services serving the development shall, where they pass under the Beech tree canopy, be hand dug. Advance notice of the commencement of any such trenching works shall be given to the District Planning Authority in writing.
REASON: To safeguard existing trees and hedgerows.

The development shall only be carried out in complete accordance with the approved plans and specifications.
REASON: To ensure no variation from the approved plans.
(Policies 10, B.S.P.; BE8, S.B.L.P.R). |

This permission relates only to the details shown on Drawing Nos. JJ05-0040 Sheet 001Rev A and JJ05-0040 Sheet 001 received 02/08/05 or to any subsequent appropriately endorsed revised plan.
REASON: To identify the approved plan/s and to avoid doubt. |
