Conditions or Reasons:
1) The application site is too restricted in size for the proposed development which would appear cramped in relation to adjoining buildings and out of character with the surrounding area. The proposal is therefore contrary to the principles of good design set out in Policy 10 of the Bedfordshire Structure Plan 2011 and Policy BE8 of the South Bedfordshire Local Plan Review.
2) The proposed development would, because of its size and siting and the restricted site size, result in an unacceptably oppressive appearance and overbearing impact upon the residential amenities of the occupiers of the adjacent dwelling No. 15 Millstream Way. The proposal is therefore contrary to Policy H8 of the South Bedfordshire Local Plan Review.
