Conditions or Reasons for Planning Application - MB/02/01139/FULL
Conditions or Reasons:
1) The development hereby approved shall be commenced within five years of the date of this permission.

Reason: To comply with Section 91 of the Town and Country Planning Act 1990 which is designed to ensure that a planning permission does not continue in existence indefinitely if the development to which it relates is not carried out.
2) Details of the materials to be used for the external walls and roof shall be submitted to and approved in writing by the Local Planning Authority prior to the commencement of the development hereby permitted.

Reason: To protect the visual amenities of the building and of the area generally.
3) Notwithstanding the fencing shown on drawing L1/CC hereby approved a 1.8 fence shall be erected along the southern and northern boundaries of plot 9 before the buildings are occupied.

Reason: To protect the amenities of occupiers of neighbouring dwellings.
4) This permission shall not be exercised in addition to or in combination as to part with existing Planning Permission Reference No. 44/2001/0742 dated 3 December 2001 but shall be treated as an alternative to the said permission.

Reason: For the avoidance of doubt and to ensure that the development is implemented in accordance with the plans formally approved by the Local Planning Authority.
