Conditions or Reasons: | 1)
The development hereby approved shall be commenced within five years of the date of this permission.
Reason: To comply with Section 91 of the Town and Country Planning Act 1990 which is designed to ensure that a planning permission does not continue in existence indefinitely if the development to which it relates is not carried out. |

Details of the materials to be used for the external walls and roof shall be submitted to and approved in writing by the Local Planning Authority prior to the commencement of the development hereby permitted.
Reason: To protect the visual amenities of the building and of the area generally. |

The permission shall extend only to the application as amended by letter and plans received 30 July 2002.
Reason: For the avoidance of doubt and to ensure that the development is implemented in accordance with the plans formally approved by the Local Planning Authority. |

No development shall take place until full details of both hard and soft landscape works have been submitted to and approved in writing by the Local Planning Authority and these works shall be carried out as approved. These details shall include:-
proposed finished levels or contours; means of enclosure; materials to be used for any hard surfacing; proposed and existing functional services above and below ground level; planting plans, including schedule of size, species, positions, density and times of planting including the planting of trees to the front/side of the building hereby approved to protect the amenities of occupiers of the neighbouring house. cultivation details including operations required to establish new planting; details of existing trees and hedgerows on the site, indicating those to be retained and the method of their protection during development works.
The landscaping works shall be undertaken in accordance with the approved plans no later than the end of the full planting season following the first occupation of the development.
Reason: In order to ensure that the landscaping is carried out within a reasonable period in the interest of the visual amenities of the area. |

The planting which shall have been approved consequent upon the submission of the scheme in accordance with Condition 4 above shall be carried out by a date which shall be not later than the end of the full planting season immediately following the completion of the development. Thereafter the planting shall be adequately maintained for a period of five years from the date of planting. Any of the trees or shrubs or both which die or are removed, or which become severely damaged or seriously diseased (during the said period of five years) shall be replaced with trees or shrubs or both, as the case may be, of similar size and species to those originally required to be planted and the same shall be maintained until properly established.
Reason: In order to ensure that the planting is carried out within a reasonable period in the interest of the visual amenities of the area. |

Before the development commences on site, details of the proposed ground levels, ground floor slab levels and damp proof courses of the approved development in relation to existing ground levels and the boundaries of the site including plans and cross-sections shall be submitted to and approved in writing by the Local Planning Authority.
Reason: To ensure that a satisfactory relationship results between the new development and adjacent buildings and public areas. |

The ground floor windows in the north elevation of the development shall be fitted with obscured glass of a type to substantially restrict vision through them at all times, and restriction on their openings, details both of which shall be submitted to and agreed in writing by the Local Planning Authority prior to the development commencing on site. Only the approved details shall be implemented.
Reason: To safeguard the amenities of occupiers of adjoining properties. |
8)
The building hereby permitted shall not be usedat any time other than for purposes ancillary to the residential use of the dwelling known as 22 Hardwick Road. It shall not be used for any commercial purposes.
Reason: The ancillary accommodation created by the development is not suitable, because of the circumstances of the site, to be used as a separate, independent residential unit or for business purposes. |
