Conditions or Reasons for Planning Application - MB/02/01177/LB
Conditions or Reasons:
1) The works hereby consented shall be begun within five years of the date of this permission.

Reason: To comply with Section 18 of the Planning (Listed Buildings and Conservation Areas) Act 1990, to ensure that this consent does not continue in existence indefinitely if the development to which it relates is not carried out.
2) Notwithstanding the details shown on approved plan no HET/676A/01, no development shall commence until details of the size and position of the rooflights hereby approved have been approved in writing by the Local Planning Authority. Initial exploratory works shall have been undertaken to ensure that the existing rafters are not affected. Development shall be completed in accordance with the approved plans.

Reason: To protect the special historic/architectural character of this statutory listed building.
3) The new double casement window shall be single glazed with glazing bars to match the existing double casement to the first floor landing unless otherwise agreed and approved in writing by the Local Planning Authority.

Reason: To protect the special historic/architectural value of this statutory listed building.
4) Works to stop-up the existing ground floor window in the western elevation shall be undertaken in matching bond and matching bricks using a matching mortar mix to that of the existing building.

Reason: To safeguard the special architectural and historic interest of this statutorily listed building in accordance with Policy BE6 of the Mid Bedfordshire Local Plan.
5) Prior to the commencement of development, details of any works required to prevent the lateral spread of the rear roof shall be submitted to and approved in writing by the Local Planning Authority. Development shall be completed in accordance with the approved details.

Reason: To protect the special historical/architectural merit of this statutory listed building.
