Conditions or Reasons:
1) The proposal, by way of the removal of the play area, would result in a substandard format of development by way of a lack of appropriate facilities for the occupiers of that development; as such the proposal is contrary to PPG17; Policies DPS1, DPS5, DPS9 and SR5 of the Mid Bedfordshire Local Plan First Review (Deposit Draft) 1997; Policy R4 of the Adopted Mid Bedfordshire Local Plan 1993; Adopted Supplementary Planning Guidance "Designing Quality Housing Schemes" 1997; and Adopted Supplementary Planning Guidance "Recreational Open Space Strategy" 2001.
