Conditions or Reasons for Planning Application - SB/05/00856/FULL
Conditions or Reasons:
1) The proposed development would, because of its size, bulk, siting and unsympathetic design, appear unduly obtrusive and overbearing resulting in an unacceptable loss of light and overshadowing of the adjoining property. The proposal is therefore contrary to the principles of good design as set out in Policy 10 of the Bedfordshire Structure Plan 2011 and Policies H8 and BE8 of the South Bedfordshire Local Plan Review.
2) The proposed two storey side extension, by reason of its size and siting would be likely to lead to an unacceptable level of overlooking, to the detriment of the residential amenity of the occupiers of No. 39 Eriboll Close and No. 41 Melfort Drive. The proposal is therefore contrary to Policy 10 of the Bedfordshire Structure Plan 2011 and Policies BE8 and H8 of the South Bedfordshire Local Plan Review.
3) The South Bedfordshire Local Plan Review seeks to ensure the retention of adequate separation between buildings. The proposal does not show a sufficient degree of separation, would result in cramped development which would detract from the character of the area, and is therefore contrary to Policy H8 of the South Bedfordshire Local Plan Review.
