Conditions or Reasons for Planning Application - SB/05/00864
Conditions or Reasons:
1) The development shall begin not later than five years from the date of this permission.
REASON: To comply with Section 91 of the Town and Country Planning Act 1990.
2) The external finish of the walls and roofing materials to be used for the extension shall match that of the existing building as closely as possible.
REASON: To ensure that the development is in keeping with the existing building.
(Policies 10, B.S.P.; BE8 & H8 S.B.L.P.R).
3) Before the development is first occupied or brought into use, the parking scheme shown on Drawing No. TL:0533:01.A shall be completed and thereafter retained for this purpose.
REASON: To ensure provision for car parking clear of the highway.
(Policies 42, B.S.P. & T10, S.B.L.P.R).
4) Development shall not begin until details of the junction of the proposed vehicular access with the highway have been approved by the District Planning Authority and no building shall be occupied until the junction has been constructed in accordance with the approved details.
REASON: In order to minimise danger, obstruction and inconvenience to users of the highway and the premises.
(Policies 42 B.S.P & T1 S.B.L.P.R).
5) Before the development is first occupied or brought into use, the sections of the existing boundary wall shown coloured blue on the approved site layout plan shall be lowered to a height not exceeding 600mm above the nearside channel level.
REASON: To provide adequate visibility between the existing highway and the proposed access(es) and to make the access(es) safe and convenient for the traffic which is likley to use it(them).

6) Before the premises are occupied all on site vehicular areas shall be surfaced in a manner to the District Planning Authority¿s approval so as to ensure satisfactory parking of vehicles outside highway limits. Arrangements shall be made for surface water from the site to be intercepted and disposed of separately so that it does not discharge into the highway.
REASON: In order to minimise danger, obstruction, and inconvenience to users of the highway and of the premises.

7) That part of the extended building shown cross-hatched black on the approved plan shall only be used as a physiotheraphy clinic and for no other purpose.
REASON: To protect the amenities of the area.
(Policies BE8, S.B.L.P.R.).
8) This permission relates only to the details shown on Drawing No. TL:0533:01A received 30/09/05 or to any subsequent appropriately endorsed revised plan.
REASON: To identify the approved plan/s and to avoid doubt.
