Conditions or Reasons for Planning Application - MB/02/01424/FULL
Conditions or Reasons:
1) The proposal as submitted is considered to represent a poorly designed form of development which by virtue of its scale, form, height and massing is considered to have an adverse impact on the character and appearance of the area contrary to Policy BE1 and Policies DPS5, DPS8 and DPS9 of the Deposit Draft Mid Bedfordshire Local Plan First Review.
2) The proposed dwelling will have a dominant and overbearing impact and result in significant harm to the privacy and residential amenity of adjoining properties by virtue of cramped nature of the application site and the scale and siting of the proposed dwelling contrary to Policy BE1 of the Mid Bedfordshire Local Plan and Policies DPS5 , DPS9, and H06 of the Deposit Draft Mid Bedfordshire Local Plan First Review and Adopted Supplementary Planning Guidance - Designing Quality Housing Schemes - A Residential Design Guide.
3) The level of parking provision is considered to be excessive and contrary to the advice within Planning Policy Guidance Note Housing and the manoeuvring of vehicles will result in a highway safety danger to users of Olivers Lane, which is compounded by the restricted and substandard nature of this highway, contrary to Policies DPS10 and HO6 of the Deposit Draft Mid Bedfordshire Local Plan First Review.
