Conditions or Reasons:
1) The proposed two-storey side extension would fail to retain an adequate degree of separation from the adjacent property, number 133 Poynters Road, such that the proposal would result in cramped development which would detract from the character of the area and the visual amenities of the streetscene. The proposed two-storey side extension is therefore contrary to the principles of good design as set out in Policy 10 of the Bedfordshire Structure Plan and Policies H8 and BE8 of the South Bedfordshire Local Plan Review.
