Conditions or Reasons:
1) The proposed development would, by reason of its design, size, bulk and visual impact, be out of character with the area such that it would be harmful to the visual amenities of the streetscene and of nearby residents. The proposal is therefore contrary to the principles of good design as set out in Policy 10 of the Bedfordshire Structure Plan 2011 and Policies H8 and BE8 of the South Bedfordshire Local Plan Review.
