Conditions or Reasons:
1) The site is a prominent location adjacent the junction of Hockliffe Road and Brooklands Drive. The proposed development, by virtue of its size, design, materials and siting, would appear as a stark and highly conspicuous feature hereabouts that would adversely effect the visual amenity of the street scene. The proposal would, therefore, be contrary to Policies 8 and 10 of the Bedfordshire Structure Plan 2011 and Policies BE8 and IS6 of the South Bedfordshire Local Plan Review.
2) The proposed development, by virtue of its size, design and siting, would constitute an unacceptable addition to the clutter of existing street furniture in the vicinity of the junction of Hockliffe Road and Brooklands Drive to the detriment of the visual amenity of the locality. The proposal would, therefore, be contrary to Policies 8 and 10 of the Bedfordshire Structure Plan 2011 and Policies BE8 and IS6 of the South Bedfordshire Local Plan Review.
3) The proposed development, by virtue of its siting in close proximity to the adjacent roadside drainage channel is likely to obstruct access for plant engaged in essential watercourse maintenance operations. The proposal would, thereby, increase the risk of flooding contrary to Policy 3 of the Bedfordshire Structure Plan 2011 and Policies IS4 and IS6 of the South Bedfordshire Local Plan Review.
