Conditions or Reasons:
1) The proposed extensions to this Victorian house, which lies in a visually prominant position in the Conservation Area, would by reason of their size, design, bulk and siting appear very large and out of keeping with the character of the property to the serious detriment of its character and appearance and the visual amenities of the Conservation area. This would be contrary to PPG15 and Mid Bedfordshire Local Plan First Review Depost draft policy CBE11.
2) The addition of a further detached gymnasium building in the rear garden of the property will add to the cramped feel and overdevelopment of the site to the further detriment of the character and appearance of the Conservation area.
3) The proposed rear extensions and the detached gymnasium building will have an overbearing impact on the amenities of neighbours resulting in loss of light and outlook. This would be contrary to Mid Beds Local Plan First review Deposit Draft Policy DPS6
