Conditions or Reasons:
1) The application site is too restricted in size for the proposed development which would appear cramped in relation to adjoining buildings and out of character with the surrounding area. The proposal is therefore contrary to the principles of good design set out in Policy 10 of the Bedfordshire Structure Plan 2011 and Policies H2, H6 and BE8 of the South Bedfordshire Local Plan Review.
2) The proposed development, by reason of its siting and design, fails to complement and harmonise with local surroundings and adjoining buildings and would detract from the visual and residential amenities of adjoining occupiers, particularly at 36 Drury Lane. The proposal is contrary to Policy 10 of the Bedfordshire Structure Plan 2011 and Policies BE8 and H2 of the South Bedfordshire Local Plan Review.
