Conditions or Reasons for Planning Application - MB/03/00169/FULL
Conditions or Reasons:
1) The development hereby approved shall be commenced within five years of the date of this permission.

Reason: To comply with Section 91 of the Town and Country Planning Act 1990 which is designed to ensure that a planning permission does not continue in existence indefinitely if the development to which it relates is not carried out.
2) Details of the materials to be used for the external walls and roof shall be submitted to and approved in writing by the Local Planning Authority prior to the commencement of the development hereby permitted.

Reason: To protect the visual amenities of the building and of the area generally.
3) Notwithstanding any provision of the Town and Country Planning (General Permitted Development) Order 1995 (or any Order revoking or re-enacting that Order with or without modification) no further window or other opening shall be formed on the south east facing elevation of the building.

Reason: To protect the amenities of occupiers of neighbouring properties.
4) Notwithstanding the approved details, the windows in the first floor south east facing elevation shall be fitted with obscured glass and this shall be retained in perpetuity.

Reason: To protect the amenities of adjoining occupiers.
5) The detached building hereby permitted shall not be occupied at any time other than for purposes ancillary to the residential use of the dwelling known as 16 Ampthill Road, Flitwick.

Reason: The ancillary accommodation created by the development is not suitable, because of the circumstances of the site, to be used as a separate, independent residential unit.
