Conditions or Reasons for Planning Application - MB/03/00174/FULL
Conditions or Reasons:
1) The proposed extension, by nature of its size in comparison with the original dwelling, would result in a disproportionate extension in a Green Belt location where restrictive planning policies apply; as such the proposal is contrary to Policies GBT1 and DPS6 of the Mid Bedfordshire Local Plan First Review (Deposit Draft) 1997 as proposed to be amended. Furthermore the proposal is contrary to Policy CBE11 in that the development will have an adverse impact on the character and appearance of the Conservation Area by reason of the scale, height, form and massing of the proposed extension and replacement garage.
2) The proposed extension and replacement garage by nature of their excessive height and bulk would result in an unacceptable enlargement of this property to the detriment of the character and appearance of the area, this part of the Area of Great Landscape Value and the amenities of adjoining occupiers. As such the proposal is contrary to Policies DPS6 and CS3 of the Mid Bedfordshire Local Plan First Review Deposit Draft 1997 as proposed to be amended and the Council's Supplementary Planning Guidance "House Extensions and Alterations".
