Conditions or Reasons for Planning Application - SB/05/01014/FULL
Conditions or Reasons:
1) The development shall begin not later than three years from the date of this permission.
REASON: To comply with Section 91 of the Town and Country Planning Act 1990 as amended by Section 51 of the Planning and Compulsory Purchase Act 2004.
2) New external brickwork and roofing materials shall match those of the existing building as closely as possible.
REASON: To ensure that the development is in keeping with the existing building.

3) Before the access is first brought into use a triangular vision splay shall be provided on each side of the new access and shall measure 1.5 metres along the fence, wall, hedge or other means of definition of the front boundary of the site, and 1.5 metres measured into the site at right angles to the same line along the side of the new access drive. The vision splays so described and on land under the applicant¿s control shall be maintained free of any obstruction to visibility exceeding a height of 600mm above the adjoining footway level.
REASON: To provide adequate visibility between the existing highway and the proposed access, and to make the access safe and convenient for the traffic which is likely to use it.

4) Notwithstanding the provisions of the Town and Country Planning (General Permitted Development) Order 1995 (or any Order revoking or re-enacting that Order with or without modification) the carport on the site shall not be used for any purpose, other than as parking provision, unless permission has been granted by the District Planning Authority on an application made for that purpose.
REASON: To retain off-street parking provision and thereby minimise the potential for on-street parking which could adversely affect the convenience of road users.

5) Notwithstanding the provisions of the Town and Country Planning (General Permitted Development) Order 1995 (or any Order revoking or re-enacting that Order with or without modification), the proposed carport shall be kept in an open condition and no door, gate, barrier or other means of enclosure shall be erected or constructed.
REASON: To ensure that the carport is available for the parking of a vehicle without adversely affecting the safety and convenience of road users by obstructing the adjoining public highway.

6) This permission relates only to the details shown on Drawings Nos. 1022/001, 1022/002 & 1022/007 received 03/10/05 and Drawings Nos. 1022/003 Rev.A & 1022/004 Rev.A received 14/11/05 or to any subsequent appropriately endorsed revised plan.
REASON: To identify the approved plan/s and to avoid doubt.
