Conditions or Reasons:
1) The proposed extension by way of its size and scale would result in an over development of the site and overbearing impact on the adjacent property no. 17 Water Lane. As such the proposal is contrary to Policy BE1 of the adopted Mid Bedfordshire Local Plan (1993), Policy DPS7 (formerly DPS6) of the Mid Bedfordshire Local Plan (First Review) Deposit Draft 1999, incorporating pre-inquiry changes and the Adopted Mid Bedfordshire District Council Supplementary Planning Guidance on house extensions and alterations.
