Conditions or Reasons:
1) The proposed extension by reason of its excessive scale size, depth and bulk represents a disproportionate and unacceptable enlargement of the dwelling,detrimental to the rear garden scene and the character of the area. This is contrary to Policy DPS6 of the Draft Deposit Mid Bedfordshire Local Plan and Policy BE1 of the Adopted Mid Bedfordshire Local Plan also the Adopted Supplementary Planning Guidance.
