Conditions or Reasons:
1) The proposed single storey rear extension and roof dormer would both have a seriously detrimental impact on the character and appearance of the dwelling. In addition the single storey rear extension would result in serious harm to the amenity of the neighbouring occupier by way of loss of outlook, overshadowing and the creation of a large and prominent flank wall. Both would thus be contrary to Policy DPS7 of the Mid Beds Adopted Local Plan and Supplementary Planning Guidance.
