Conditions or Reasons for Planning Application - MB/03/00622/FULL
Conditions or Reasons:
1) The development hereby approved shall be commenced within five years of the date of this permission.

Reason: To comply with Section 91 of the Town and Country Planning Act 1990 which is designed to ensure that a planning permission does not continue in existence indefinitely if the development to which it relates is not carried out.
2) All external works hereby permitted shall be carried out in materials to match as closely as possible in colour, type and texture, those of the existing building.

Reason: To safeguard the appearance of the completed development by ensuring that the development hereby permitted is finished externally with materials to match/complement the existing building(s) and the visual amenities of the locality.
3) No development shall take place until details of the means of protection of the existing [tree(s)/shrubs/hedgerow(s)] on the site during building works have been submitted to and approved in writing by the Local Planning Authority, and any measures thereby approved shall be fully implemented until the development is completed.

Reason: To safeguard the long term retention of the landscaping in the interests of the visual amenities of the area.
4) The foundation structure of the (building)(extension) hereby approved shall be of a post-and-beam or pile-and-beam method of construction unless otherwise agreed in writing by the Local Planning Authority.

Reason: To ensure the protection of trees and hedgerows to be retained, and in particular to avoid unnecessary damage to their root systems.
