Conditions or Reasons for Planning Application - MB/03/00757/LB
Conditions or Reasons:
1) The works hereby consented shall be begun within five years of the date of this permission.

Reason: To comply with Section 18 of the Planning (Listed Buildings and Conservation Areas) Act 1990, to ensure that this consent does not continue in existence indefinitely if the development to which it relates is not carried out.
2) The consent does not allow for the replacement of the two principal vertical uprights indicated on Proposed Internal Elevation A until a more thorough investigation regarding their condition has been undertaken and an assessment made as to whether parts of these timbers are capable of retention. Details shall then be submitted to and approved in writing by the Local Planning Authority prior to the commencement of that part of the development hereby approved. The works shall accord with the approved details.

3) All four original window mullions shall be retained in situ unless otherwise agreed and approved in writing by the Local Planning Authority.

4) Details regarding the internal wall finishes including plaster mix shall be submitted to and approved in writing by the Local Planning Authority prior to the commencement of works hereby approved. The works shall accord with the approved details.

5) A specification for new external rendering (if required) shall be submitted to and approved in writing by the Local Planning Authority prior to the commencement of works hereby approved. The works shall accord with the approved details.

6) Details of the infill panel material used in the reconstruction of the Proposed Internal Elevation A shall be submitted to and approved in writing by the Local Planning Authority prior to the commencement of works hereby approved. The works shall accord with the approved details.

7) Notwithstanding the approved plans, 1:5 scale (or similar) section details of the floor construction incorporating the under floor heating system for bedrooms 1 and 2 and attic rooms shall be submitted to and approved in writing by the Local Planning Authority prior to the commencement of the development hereby approved. The works shall accord with the approved details.

8) Prior to the commencement of development, the route for the heating system pipework within bedroom 1 shall be submitted to and approved in writing by the Local Planning Authority. The works shall accord with the approved details.
