Conditions or Reasons for Planning Application - MB/03/00972/FULL
Conditions or Reasons:
1) The development hereby approved shall be commenced within five years of the date of this permission.

Reason: To comply with Section 91 of the Town and Country Planning Act 1990 which is designed to ensure that a planning permission does not continue in existence indefinitely if the development to which it relates is not carried out.
2) Before any works commence a drawn record of the elevation and sectional details of existing windows shall be made and submitted to the Planning Authority for approval, and the replacement windows shall be constructed in accordance with these details unless otherwise agreed in writing by the Local Planning Authority.

Reason: To protect the visual impact upon a Grade II listed building.
3) The replacement windows, hereby permitted, shall use glass panes of sizes exactly the same as those existing, and the existing glass be salvaged for re-use wherever possible.

Reason: To protect the visual appearance and fabric of a Grade II listed building.
4) Any repairs or making good of brickwork shall be carried out in matching bond and matching bricks using a lime based mortar with a flush joint.

Reason: To protect the visual appearance of a Grade II listed building.
5) Notwithstanding the approved plans a sample panel showing the brickwork, bond, mortar mix and pointing shall be submitted and approved in writing by the Local Planning Authority before the commencement of works on site and the new brickwork constructed in accordance with these details.

Reason: To protect the visual appearance and fabric of a Grade II listed building.
6) Details of the form of the physical attachment of the conservatory to the listed building shall be submitted to and approved in writing by the Local Planning Authority before the commencement of works on site and the works carried out in accordance with these details.

Reason: To protect the fabric of a Grade II listed building.
7) Detailed drawings of the conservatory to a scale of 1:50 with large scale sections of the frame and door joinery including the glazing bars and method of ventilation shall be submitted to and approved in writing by the Local Planning Authority before the development hereby approved is commenced.

Reason: To protect the visual appearance of a Grade II listed building.
8) Notwithstanding the approved plans the conservatory hereby approved shall be constructed with single glazing and the frame constructed of timber. The external finish shall be submitted to and approved in writing by the Local Planning Authority prior to the commencement of that part of the development. Works shall be completed in accordance with the approved plans.

9) Further details shall be submitted to and approved in writing by the Local Planning Authority prior to the commencement of works on site of the design and materials to be used for the new steps.
