Conditions or Reasons:
1) The proposal as submitted is considered to represent a poorly designed form of development which by virtue of its scale, form, height and massing is considered to have an adverse impact on the character and appearance of the Potton Conservation Area. The proposal is therefore considered to be contrary to Policies BE1 and BE14 of the Mid Bedfordshire Local Plan and Policies HO6, CBE11, DPS5 of the Mid Bedfordshire Local Plan First Review Deposit Draft (as proposed to be changed) 1997.
2) The proposed dwelling by virtue of its size and siting will result in an undesirable and cramped form of development, resulting in inadequate private amenity space for its future occupiers. The proposal is therefore considered to be contrary to Policy BE1 of the Mid Bedfordshire Local Plan and Policies DPS5 and DPS9 of the Mid Bedfordshire Local Plan First Review Deposit Draft (as proposed to be changed) 1997.
