Conditions or Reasons:
1) The proposal by reason of its scale, bulk and design would neither preserve or enhance the character of the conservation area. This would be contrary to Policy BE14 of the Mid Beds Local Plan 1993 and Policy CBE11 of the Mid Beds Local Plan First Review Deposit Draft Incorporating Pre-Inquiry Changes 1999.
2) The proposal by reason of its siting, scale and bulk would have an overbearing impact upon Nos. 21 Horslow Street to the detriment of residential amenity. This would be contrary to Policy BE1 of the Mid Beds Local Plan 1993 and Policy DPS6 of the Mid Beds Local Plan First Review Deposit Draft Incorporating Pre-Inquiry Changes 1999.
