Conditions or Reasons:
1) The proposed development would, because of its size, bulk, siting and unsympathetic design, appear unduly overbearing and would result in unacceptable overshadowing of the adjoining property leading to a reduction in the residential amenity of the occupiers of that property. The proposal is therefore contrary to Policies BE8 and H8 of the South Bedfordshire Local Plan Review.
2) The application site is too restricted in size for the proposed development which would appear cramped in relation to adjoining buildings and out of character with the surrounding area. The proposal is therefore contrary to the principles of good design set out in Policy 10 of the Bedfordshire Structure Plan 2011 and Policy BE8 of the South Bedfordshire Local Plan Review.
