Conditions or Reasons for Planning Application - SB/05/01136/FULL
Conditions or Reasons:
1) The development shall begin not later than three years from the date of this permission.
REASON: To comply with Section 91 of the Town and Country Planning Act 1990 as amended by Section 51 of the Planning and Compulsory Purchase Act 2004.
2) New external brickwork and roofing materials shall match those of the existing building as closely as possible.
REASON: To ensure that the development is in keeping with the existing building.
(Policies 10, B.S.P.; BE8 & H8 S.B.L.P.R).
3) The driveway length in front of the garage shall be at least 5.5 metres as measured from the garage door to the highway boundary.
REASON: To ensure that parked vehicles do not adversely affect the safety and convenience of road users by overhanging the adjoining public highway.
(Policies 42 B.S.P & T1 S.B.L.P.R).
4) Before development commences details of the proposed garage door, which shall be the type that does not project beyond the face of the garage, shall be submitted to and approved by District Planning Authority. The garage door shall be installed in accordance with the approved details before the extension is first occupied or brought into use and thereafter be retained.
REASON: To avoid the need to park across the footway whilst the garage door is being opened thereby avoiding obstruction to the public footway to the inconvenience of users of that footway
(Policies 42 B.S.P & T1 S.B.L.P.R).
5) This permission relates only to the details shown on Drawing No. 0511/1 Rev.B received 29/12/05 or to any subsequent appropriately endorsed revised plan.
REASON: To identify the approved plan/s and to avoid doubt.
