Conditions or Reasons:
1) The proposal constitutes inappropriate development in the open countryside for which there are no very special circumstances which would warrant a departure from policy, particularly given the presence of an existing ancillary building within the curtilage of the site. It would entail development beyond the Settlement Envelope for Pulloxhill and thus adversely affect the attractive rural character and appearance of the area to its detriment. The development is thus contrary to Policy NE3 of the Adopted Mid Beds Local Plan 1993 and Policy CS19 of the First Review Mid Beds Local Plan incorporating Proposed Modifications November 2003.
