1) The proposed development would detract from the integrity and character of this statutory listed building by way of it's size and incongruous visual appearance and design; as such the proposal is contrary to PPG15 and Policy CHE1 (CBE1) of the Mid Bedfordshire Local Plan First Review (Deposit Draft) incorporating proposed modifications (November 2003).
