Conditions or Reasons:
1) The proposal would introduce a form of development, which would serve to increasingly urbanise this part of the St Davids Way and Kent Road to the detriment of the character and appearance of the residential environment as a whole. The development is therefore contrary to the principles of good design set out within Policy 10 of the Bedfordshire Structure Plan 2011 and Policy BE8 of the South Bedfordshire Local Plan Review.
