1) The proposed extension, by nature of its size and design, represents an unacceptable enlargement of the dwelling to the detriment of it's character and appearance; as such the proposal is contrary to policy DPS6 of the Mid Bedfordshire Local Plan First Review (Deposit Draft) incorporating proposed modifications (November 2003).
