Conditions or Reasons for Planning Application - MB/03/01796/FULL
Conditions or Reasons:
1) The development hereby approved shall be commenced within five years of the date of this permission.

Reason: To comply with Section 91 of the Town and Country Planning Act 1990 which is designed to ensure that a planning permission does not continue in existence indefinitely if the development to which it relates is not carried out.
2) No equipment, goods, waste or other materials shall be deposited or stored in the open outside the buildings on the site.

Reason: To safeguard the character and appearance of the site and the surrounding area.
3) The part of the building outlined in green on drawing number MBDC/3 shall be used for B1 or B8 use and for no other purpose without the specific grant of planning permission and the remainder of the building outlined in blue shall be used for agricultural purposes only.

Reason: To ensure that the part of the building outline in blue is not used for commerical purposes and that the usage of the part of the building outlined in green is compatible with nearby residential properties.
4) Details of any external lighting to be installed on the site, including the design of the lighting unit, any supporting structure and the extent of the area to be illuminated, shall be submitted to and approved in writing by the Local Planning Authority prior to the development commencing. Only the details thereby approved shall be implemented.

Reason: To protect the visual amenities of the site and its surrounding area.
5) No deliveries shall be taken at or dispatched from the site outside the hours of 8.00am and 10pm on Mondays to Saturdays, and not at all on Sundays and Bank Holidays.

Reason: To safeguard the amenities which the occupiers of neighbouring properties might reasonably expect to enjoy.
