Conditions or Reasons:
1) The proposed access if permitted would lead to an increase in danger and inconvenience for all road users due to the location to the nearby signal controlled junction. The proposal is therefore contrary to Policy 42 of the Bedfordshire Structure Plan 2011 and Policy T1 of the South Bedfordshire Local Plan Review.
